1. NEGOTIATING YOUR MONTHLY RENT:

You can also offer to do a longer lease, such as a two year lease. Often, this may also help you get a discount on the monthly rent.

2. PINPOINT THE AREA OF DTLA YOU WANT TO LIVE IN:

The rental process usually consists of pinpointing your neighborhood of Downtown LA that you want to live in. You can choose from the Historic Core, the Arts District, Little Tokyo, South Park and the Financial District and the Fashion District to name a few of the areas. Then, you will start your search and view the lofts in those areas.
The industrial lofts that I would recommend are the Grand Lofts, Flower Lofts, Toy Factory Lofts, Barker Block lofts phase 1 and 2 the Molino Street Lofts and the Biscuit Lofts. South Park has the Grand Lofts and the Flower Lofts. The Arts District has the Toy Factory Lofts, Barker Block Lofts, Molino Street Lofts and the Biscuit Lofts.

Many condo buildings have great amenities including heated pools, well equipped gyms with beautiful views, high end BBQ grills, clubhouses that you can rent for small parties, theatre rooms and sundecks with amazing views of LA. One of the best sundecks in Downtown LA is at the 1100 Wilshire building where you have a panoramic view of Los Angeles from the 17th floor, with views of the Hollywood sign, Griffith observatory and the Ritz Carlton and the Downtown LA skyline.

3. THE PROCESS:

The documents that you will need to apply are your credit score report, paycheck stubs or tax return statements, bank statements and the rental application. I email you a list of documents that that you will need to submit and this will help the landlord make an informed decision about who they will be renting to.

Usually, lofts in Downtown LA require at least a one month deposit and one month rent for the move in funds. They also have pet deposits ranging from $250-500 if the owner allows pets. After you decide you like a unit, you will apply for the unit and if you are accepted, I will email you the move in procedures for that building. Some buildings require a move in fee ranging from $100-$250. You will then review the lease agreement and then schedule your move in inspection. Many times the move in inspection is one day before the actual move in date or it can be on the move in date. You can choose when you want to do your move in inspection.

Move in funds are usually paid in cashier’s checks. Tenants can also then start picking their move in company and start preparing for their move! Most buildings require that you get a copy of the certificate of liability from the moving company and you would turn that in to the building’s HOA management company.

1. PRE-QUALIFICATION:

The first thing you want to do is to meet with a mortgage broker to find out how much you can afford to pay for a home. This will make you pre-qualified.

2. PRE-APPROVAL:

The second thing you want to do is to get pre-approved. Sellers will be more likely to be receptive to your offer if you have been pre-approved. You will also not be spending time going after homes are out of your price range. The seller will know that you are a serious buyer for that property.

3. FIND OUT WHAT YOUR NEEDS AND WANTS ARE:

The third thing you want to know is to find out what your needs and wants are. Find out what are the items that you must have. How many bedrooms you want? Do you need a one-story house only? Then figure out what your wishes are. Would you like to have a pool, a den, office? These would be your wishes but they are not necessary. For first time buyers, you will probably not get everything on your wish list but it will keep you on track.

4. REPRESENTATION BY A PROFESSIONAL:

Hiring your own real estate agent is a great way to find your home or condo. This person is working for you, the buyer and not the seller.

Here are some more tips that can help you with the process.

1. Have a map of the areas that you are interested in.
2. Keep a file of all the listings that your agent has emailed you.
3. Take notes and take pictures of the listings that your agent shows you so that you can remember the condos and you won’t be confused about what you saw.
4. Location: Look at a potential property as if you are the seller. Would a prospective buyer find it attractive based on school district, crime rate, proximity to positive (shopping, parks, freeway access) and negative (abandoned properties, garbage dump, source of noise) features of the area?
5. You should also imagine the home or condo empty and with your own interior design. Does the layout work for you? Is there enough light inside the house for your needs?
6. Try to make objective decisions. Does this home really meet your needs? Don’t make a hurried decision.
7. You should also include inspection and mortgage contingencies in your written offer.
8. Have the property inspected by a professional inspector.
9. Request a second walk through to take place within 24 hours of closing.
10. You want to see that no changes have been made that were not agreed on. (i.e. a nice chandelier that you assumed came with the sale being replaced by a cheap light).
